Energy Performance Certificate (EPC): We can assist you in obtaining an EPC for your property,. An EPC details the energy efficiency of a property and provides cost-saving suggestions. An EPC rating of at least E is legally required for rental properties in England and must be made available when marketing a property.
Effective Marketing: We showcase your property on our website, major portals like Rightmove and Zoopla, social media, and eye-catching window displays. We also reach out to our database of registered tenants actively seeking properties like yours.
Tenant Referencing: We carefully asses prospective tenants suitability through diligent checks, including credit, employment, affordability, address, identity, previous landlord references, and Right-to-Rent verifications.
Assured Shorthold Tenancy Agreements (ASTs): We prepare the necessary AST agreements, ensuring legal compliance and protecting both you and your tenant.
Security Deposits: We collect security deposits, limited to a maximum of 5 weeks' rent, and register them with a government-endorsed Tenant Deposit Scheme within 30 days of the tenancy start.
